Furnace Rental in Ottawa: Compare Renting, Buying and Financing

A furnace rental can look appealing when your heating system needs replacing and a large upfront payment is difficult. Before choosing one, compare what the monthly charge includes, how long you will pay and what happens if you want to buy out the equipment or move.

At AirZone HVAC Services, we help Ottawa homeowners purchase and install furnaces, with financing options for approved applicants. Here is how to compare that ownership option with renting so you can make a decision that fits your home and budget.

Furnace rental, financing or buying upfront?

Start with the same equipment and installation scope. A payment comparison is much more useful when each quote covers a furnace suited to your home, the necessary installation work and clearly stated service coverage.

Renting a furnace

A rental spreads the cost through ongoing payments. It may include installation, maintenance and repairs, which can help with budgeting. Check the agreement for exclusions, rate increases and how long the payments continue.

Some rental programs offer a buyout option. Ask for its calculation or schedule in writing, along with the rules for ending the agreement or transferring it when you sell. Do not assume rental payments automatically lead to ownership.

Financing a furnace purchase

Financing spreads the purchase cost through a loan. Compare the amount borrowed, interest rate, fees, payment schedule and total amount repayable. Ask about any promotional period, the rate that follows it and early-repayment terms.

With a financed purchase, equipment payments end when the loan and any amounts owing under the agreement have been fully repaid. Maintenance, repairs and warranty coverage should be checked separately. Financing availability and terms are subject to the lender’s approval.

Buying a furnace upfront

Paying the installed purchase price upfront avoids financing charges. You will still need to budget for maintenance and repairs outside the applicable warranties or service plan. This option requires more money at the start, so compare it with your other household priorities.

Compare the total cost, not just this month’s payment

Ask each provider to show the costs over the same period. Include any remaining loan balance or rental buyout if your comparison assumes the equipment will be paid off at that point.

  • Rental: Add the payments within that period, permitted increases, upfront charges, services not included and any applicable buyout or exit costs.
  • Financed purchase: Add the deposit, scheduled loan payments within that period, fees not already included in those payments, and maintenance or repairs outside the quoted coverage. Do not add the financed purchase price again on top of the loan repayments.
  • Upfront purchase: Add the installed price and maintenance or repairs outside the quoted coverage.

Keep taxes and installation scope consistent. A lower monthly figure can reflect a longer payment period or different coverage. Savings depend on the actual quotes and agreements; there is no single result that applies to every homeowner.

AirZone’s alternative: purchase a furnace with payment options

Our starting point is the home. We review the heating requirements, existing ductwork, venting, controls and installation access before recommending equipment. You can compare suitable furnace options and ask for the installed purchase price alongside available HVAC financing options.

Your written quote should make three things clear:

  • Equipment and installation: The selected furnace, the work included and any optional upgrades.
  • Warranty: The applicable manufacturer and labour coverage, registration requirements and exclusions.
  • Maintenance: What is included initially and what ongoing service will cost.

Our current new-furnace installation offer includes one year of Family membership. Review the Family and Family+ maintenance plan details with your quote: the plans have different benefits, and parts and labour coverage is subject to eligibility and exclusions.

If you are considering a furnace and heat pump together, check current rebate eligibility before budgeting for an incentive. An eligible heat pump may qualify under a current program; the gas furnace itself does not receive the HRSP heat-pump rebate.

Already renting a furnace? Check the agreement first

Before arranging a replacement, ask your rental provider for:

  • A copy of the current agreement and the equipment details.
  • A written buyout amount, its expiry date and any other applicable charges.
  • The notice, cancellation or transfer requirements.
  • Who is authorized to disconnect, remove or return the rented equipment.
  • What happens to service coverage if you buy it out.

Do not assume an older furnace can be removed without meeting the agreement’s requirements. AirZone can assess a replacement installation and provide a purchase quote; your existing provider must confirm its contract and equipment-return process. For general information before signing, see Ontario’s consumer contract guidance.

Get the numbers for your Ottawa home

If you are weighing furnace rental against ownership, ask us for a written replacement quote with equipment, installation, warranties and payment options explained. Tell us what heats your home now, whether the equipment is rented and when you need the work completed.

We can review a straightforward furnace replacement and, where suitable, a compatible heat-pump option. The aim is a heating system that fits the house and a payment commitment you understand.
